So how many open houses have you been to see that you haven’t first looked at the photos online? I would wager none. The first impression the buyer gets of your home is the photos they see online. Your photos have to stand out amongst all the others! Your home must be the one they want to come and view! It is for this reason (amongst many) that you are going to set your table.
Normally the dining table is covered in bills, homework, junk mail or even the breakfast dishes. When selling however the dining table is crucial. When buyers come into your dining space for the first time, they need to immediately imagine themselves sitting down to a meal and living in their new home.
It doesn’t have to be set for Christmas dinner, and in a small space sometimes a coffee plunger and some mugs will do. If you have two indoor dining rooms, you may like to just have one with a large bunch of flowers. They don’t both have to be set with crockery and placemats, but they both need a centrepiece or runner, they need to catch the eye of the buyer and hopefully the heart!
You know what else? It is fun, quick and effective! You will stand back and be pleased at your styling prowess. If you are using the table every day, just grab a tub and put all the crockery, serviettes and whatever else you are using in it and leave it nearby. Choose an agent that values home staging as much as you do and they will happily re-set the table if you have not had time to do it before your open for inspection.
Setting the table is a little thing that adds so much to the value and appearance of your home. It gives a warm homely feeling, and that my home selling friend is what you are striving for!
